HomeyShanghai.Com is an apartment rental site. The collection of apartments is created in conjunction with property owners/managers. We do not own or manage apartments. Your bookings are made with property owner or manager at the prices stated on our website or rental agreement. Rates are based on market conditions applicable at the time of realization of We shall be exempted from liability for loss, injury or damage to property or personal accidents sustained by tenants.

Reservation Deposit

We will send you a rental agreement after confirming availability regarding your reservation submitted online. In order to book the apartment, we need a minimum reservation deposit of 25% of the total amount of your stay. The percentage to be paid in advance can vary and it is based on the length of the stay and how far in advance the booking is confirmed. It is due within 72 hours after your reservation, unless otherwise specified in the rental agreement. Your reservation will only be guaranteed once the deposit is received. Payments may be made via bank wire directly into our bank account. Please note that all wire transfer fees will be charged on your end. An alternative option to send the reservation deposit is through Western Union Money Transfer, which has locations in over 190 countries. As is our policy, your reservation deposit is non-refundable if you cancel or modify the dates of your reservation. In the case of a "No-Show" the reservation will be treated as a cancellation. HomeyShanghai.Com will not be held responsible for cancellations or modifications of the dates for ANY REASON.
Please verify and confirm your booking dates before making the reservation, since your reservation is only valid for the dates you schedule. Provided you decide to change the previously made reservation dates, deposits related to that reservation dates will not be refunded. If the guest wishes to make a new reservation, a new payment will have to be made.
The balance should be paid in cash upon arrival at the property. After receipt of the advance, you will be sent rental voucher with full address and contact details of the property, and instructions about how to arrive.


The arrival/departure must be as follows unless otherwise specified in the rental agreement:
Check-in: after 2:00 pm. You will be able to check in anytime upon arrival (after 2:00 pm) even if you arrive late at night. However, you must notify us earlier for exact time of arrival. Please note for certain apartments, if you arrive after 9:00 pm, there is additional fee of $20 USD per each check-in (will be specified in the desciption of the property or rental agreement).
On arrival you must show the rental voucher as well as all guests' passports or identity cards (Chinese nationals) to us or property owner/manager (whoever is meeting you) to proceed with residence registration in accordance with Chinese legal requirements.
Check-out: At any time before 12:00 noon. If guest would like a later check-out (after 12:00 noon), guest must reserve the property for an additional day (subject to availability).
Please bear in mind that after the check-out you can NOT store bags/luggage in the apartment building nor in our office.

Balance Payment

On the day of arrival, we will meet you at the apartment. At that moment you must pay the full amount remainder and the security deposit. All these payments are to be made in CASH in US dollars, Euros or Chinese RMB only. Please be sure to have with you the necessary funds in cash before you arrive at the apartment. The keys will not be turned over until the guest has paid the total amount in full (the rental fee plus the security deposit).
Payments for accommodation are non-refundable. If you decide to shorten the length of your stay, previously made payments will not be refunded.

Refundable Security Deposit

All reservations require a security deposit due upon arrival (in CASH in US dollars, Euros or Chinese RMB only).
WE WILL REFUSE ACCESS TO THE PROPERTY IF THE SECURITY DEPOSIT IS NOT PAID AT THE TIME OF ARRIVAL. This fee will cover any accidental damage caused to the rented apartment and is kept on file until the guest's departure. The security deposit is returned at the end of the stay, provided that there are no damages and the apartment is left in good condition. Prior to your departure we will schedule a time to meet at the apartment to confirm the apartment's condition and return the deposit. In the case of damages or missing items, the cost will be deducted from the security deposit. If the security deposit does not cover the costs of the damages, the guest must pay the difference. The amount of the security deposit can vary and it is based on the length of your stay and the specific apartment booked. The exact amount is specified in the description of the property or rental agreement. The minimum is $300 USD.


The exact minimum stay requirement is specified in the description of each property. Some are shorter and some are longer, but a 3 night stay is minimal in general. HomeyShanghai.Com reserves the right to modify the prices in the price sheet when necessary without prior notice. The number of persons (adults and children) must not exceed the number of maximum people indicated in the web pages, except in the case of infants (under 2 years old) provided that the guest brings a travel cot and its relevant bed-linen. In the event that the maximum number of individuals is exceeded, the rental agreement is immediately terminated. The substitution of persons during the rental period is forbidden unless previously agreed with the owner or manager. The guest must not sub-let or assign the rental of the apartment, unless previously agreed by owner or manager. We will allow the transfer of a guest's reservation to another person/party. The request must be sent in writing to us for approval and is subject to an administrative charge of $100 USD. The guests are responsible for securing their personal belongings including jewelry and other valuables, as well as the apartment, which includes locking all doors and windows while away. The guests may not use the properties for any other purpose than private residence unless otherwise agreed upon in writing by the owner or manager. The guests shall not engage in any activity or practice that is or may become a nuisance or annoyance to the owner, manager or the occupants of adjoining land, or that might invalidate any insurance policies effected on the property.

No-Show Policy
In the case of a "No-Show" the reservation will be treated as a cancellation. If a guest does not check in on the reserved date and time (and has not notified us of any delays), the apartment will be released after 24 hours from the check-in time. If you do not arrive for your rental period, all monies paid will be forfeited. We will not issue refunds for situations arising from inclement weather, illnesses, disease etc, or any personal reasons for no-show.

Payments for accommodation are non-refundable for cancellations or interruption due to inclement weather, illness, visa expiry etc. If you decide to shorten the length of your stay, previously made payments will not be refunded. We strongly advise all tenants to consider insurance needs in relation to travel, accident, medical and personal cover. We do not offer cancellation insurance.
Once you have checked into the property, no refund will be made for early check-outs. If you do not cancel the reservation and do not arrive for your rental period, all monies paid will be forfeited.

Lock Outs
There will be a $15-30 USD charge for anyone who locks themselves out of a unit and requires additional keys made readily available for re-entry. The fee will be deducted by the security deposit.

Generally no. You are obliged to advise us at the time of booking if you are bringing any pets with you and you should communicate numbers and size. Pets are admitted only under request. It is compulsory for the guests to supervise pets within the communal areas of the accommodation. Pets are not permitted in most of the apartments we present; please make sure to specify that you are looking for a "Pet Friendly" apartment when making your reservation. Not authorized pets authorize us to terminate both guests' occupancy of the dwelling and reservation. The guests will also forfeit all rent and may be charged cleaning fee.

Age Requirements
There must be at least one individual over 18 years of age who will occupy the property during the entire stay or reservation must be signed and authorized by a parent or legal guardian who will share responsibility for all costs, damages, etc.

Furnishings of the homes are NOT to be moved or rearranged.

Guest Complaints
If you have any problem during a stay you must notify the property owner/manager immediately. Should the owner or manager not be available, you should contact our staff or Emergency Complaints Number previously provided with the voucher. Complaints notified only after vacating the property cannot be taken into consideration.

Property Owner/Manager Complaints
In the case of complaints coming from neighbors or inhabitants of the apartment building due to noise or any other improper behavior, once verified, we reserve the right to immediately cancel the reservation without refund of monies paid, and you will be obligated to vacate the apartment immediately.

All landlords have the right to decide not to allow tenants into their properties. In the event that this occurs, we will arrange a comparable property at the original rate for you. The guest agrees to hold us harmless. This also applies to the event that the property owner elects to remove his property from the presentation of HomeyShanghai.Com. If comparable properties are not available, the guest agrees to accept a full refund of all monies the guest has paid for the rental of the property during the agreed rental period in lieu of any other possible damages.
On the rare occasions in which circumstances force us to cancel a guest's reservation, the guest can choose to book another apartment with similar characteristics among our available listings.
In the case that the alternative options do not fit the client's needs, we will refund the total deposit amount and we will incur no further liability.
We and the property owner/manager reserve the absolute right to require any individual to vacate a rental property for disruptive behavior without any refund.
We reserve the absolute right to reject any person from using our service without reason.
